Magleby Development unveils plans for family-friendly Utah wellness community, Velvære

Work has begun on a new 60-acre wellness community in Utah, adjacent to Park City’s Deer Valley ski resort.

Dedicated to providing residents and club members with a sense of holistic wellbeing and adventure-centric lifestyle, the 115-home community is called Velvære and will embrace nature and intentional living.

Velvære will feature three wellness components; a family-centric Adventure Centre, a tranquil adults-only Wellness Centre and personal in-home, private sanctuary spaces.

The property was envisioned and is being developed by Magleby Development. Velvære will focus on families, while simultaneously considering the wellness of individuals and still offering the serenity of a typical spa setting.

“Our vision is to create a community where health, wellbeing and a better future are at the forefront of every amenity, experience and residence,” said Chad Magleby, CEO of Magleby.

“Our goal is to revolutionise what it means to be ‘well’ and inspire wellness-based communities of all kinds not just in Utah, but around the world.”

Magleby has recently broken ground and predicts the first residences will be completed by early 2024. Spa Business was told there is a five-year rollout plan for the property and that this is the only planned Velvære property at this point.

For the past eight months, Magleby has worked with wellness consultancy Under a Tree (UaT) which provided its concept development, design and financial projection services.

UaT founder and CEO, Amy McDonald, said that “this intentional, family-oriented wellness community is going to raise the bar for this fast-growing segment of real estate”.

“Velvære has been envisioned for families by a family-owned company – one that is committed to wellness on all levels because Magleby has been incredibly thoughtful in its vision. Every part of the community will reflect a highly-personalised wellness experience.”

Homeowners at Velvære will have a wellbeing membership, granting access to all of the club offerings.

In addition, a limited number of wellness club memberships will be available for purchase to non-homeowners, granting exclusive access to the Wellness Centre and Adventure Centre. Additional amenities include locally grown and produced groceries with delivery services, wellness education classes and retreats, and nutrition consulting.

This membership will also be complemented with a fully managed maintenance-free homeowner experience including all landscaping, exterior upkeep and snow removal.

A central wellness hub
Home to 13 multipurpose treatment rooms, the 20,000sq ft wellness centre will provide residents and members with access to various wellness modalities.

The line-up includes designated areas for functional medicine, physical therapy, exercise physiology, nutrition consultations, functional fitness, movement therapies and various complimentary services.

Residents and members will also have access to lymph drainage treatments, IV therapy, thermal and contrast bathing, fitness training, yoga, meditation, sound baths, integrative medicine, cognitive health and more.

Facilities will include cryotherapy services, a hyperbaric chamber, LightStem LED technology and a floatation pool.

Nature-oriented pools with secluded spaces and a fitness training centre will also serve as areas for movement and relaxation, while culinary hubs and a recovery centre will provide nourishment and revitalisation.

A range of wellness and educational/experiential workshops and classes (indoors and outdoors) designed for all ages will top the bill. Activities will include those focusing on movement, recovery, mindfulness, restoration and more.

The residences
Velvære’s 115 ski-in/ski-out residences will be comprised of the following:
• 12 cabins (2,000 - 2,100sq ft, three bedrooms) – projected to start from US$4m (£3.5m, €4m).
• 68 single-family homes (2,600 - 4,600 sq ft, four to five bedrooms) – projected to start from US$5m (£4.5m, €5.1m)
• 35 custom estates (6,000 - 8,500sq ft, lots from 0.29 - 3.3 acres and minimum five bedrooms) – projected to start from US$12m (£10.8m, €12.2m).

Each will be equipped with a home wellness sanctuary, including wet and dry areas geared toward recovery, performance and meditative and restorative practices. Options will include light therapy, plunge pools, saunas, steamrooms, Halotherapy Solutions’ custom HaloIR and Vitality Booths and more.

Wet, thermal and hydrothermal experiences throughout the project will be designed by Bradford Wellness & Spa.

Architectural and interior design for the Wellness Centre and Adventure Centre is being undertaken by New York-based multi-disciplinary design studio INC. The firm is also overseeing the interior design of each residence's private sanctuary.

Meanwhile, residential architectural design is being undertaken by local Utah firm, Think Architecture.

To ensure an immersive wellbeing experience, Velvære has enrolled with the International WELL Building Institute to pursue the WELL Certification. Based on the principles of the WELL Building Standard – which measures, certifies and monitors the built environment and its impact on humans – the WELL Community Standard is designed to be the new global benchmark for healthy communities.

Other partners include global wellness real estate and technology company Delos – a leader in science-backed solutions for healthier indoor spaces.

Delos uses an evidence-based approach to identify and vet wellness solutions such as advanced air purification, water filtration, circadian lighting and enhanced sleep solutions, to help create healthier homes.

Family-friendly adventure
To cater to families, a 15,000sq ft Adventure Center will round out the trio of central wellness amenities at Velvære.

The facility will provide access to ample outdoor leisure activities and games as well as an après ski beach, a restaurant and rooftop event space, gear storage and a grab-n-go market, plus a family-friendly outdoor pool and hot tub.
