The Well announces first fully integrated wellness residences in Miami’s Bay Harbor Islands

Modern wellness brand The Well has teamed up with Miami-based real estate developer Terra to launch its first urban wellness community.

The development – called The Well Bay Harbor Islands – is scheduled to open in December 2024 in Miami’s high-end Bay Harbor Islands neighbourhood, comprised of a two-island waterfront enclave.

The six-story, 250,000sq ft mixed-use destination will be anchored by health and wellbeing and feature 54 branded homes designed to help residents and their families make wellness a fundamental pillar of their everyday routine.

The building will also encompass a 13,000sq ft state-of-the-art wellness and fitness centre at its base, 98,420sq ft of Class A office space, an on-site restaurant, and two rooftop decks with a pool and modern lounge space, exclusively for use by residents and members of The Well.

Construction is estimated to commence in 2023. Residences will range from one- to four-bedrooms and are priced from US$1.3m (€1.2m, £1m) and upwards.

“With the attention to our health being greater than ever, we wanted to create a one-stop shop for wellness where people can fully immerse themselves in wellness,” says Kane Sarhan, co-founder and chief creative officer of The Well.

“We’re excited to expand into the wellness residential market and help people make wellness part of their every day.”

The Well will continue to invest in the global real estate space after announcing plans to launch its first international residences in London.

Restorative residences
Entirely outfitted by The Well with interiors by Meyer Davis and architecture by the Miami-based Arquitectonica, the new building will offer a human-centric environment and take a holistic approach to uncomplicated wellness.

The Well Bay Harbor Islands will feature contemporary waterfront condos fitted with thoughtful touchpoints, luxurious amenities and the latest technology to activate the senses.

The building will feature diffused lighting, water filtration and HEPA air filtration systems, low VOC paints, UV light-protectant windows and an organic all-natural scent infused throughout its spaces.

It will also house energetically charged crystals in the foundation and offer all owners and tenants the opportunity to have their area's energy cleansed before occupying it.

Incorporating wellness in every detail
Inside the residences, bedrooms will have individualised temperature zones for optimised sleep and aromatherapy diffusers with calming scents, vetted by specialist practitioners from The Well.

To encourage healthy, at-home cooking, the kitchen will be equipped with Zip’s HydroTap Arc water dispenser to offer hot, cold and carbonated water options as well as a built-in Vitamix, custom millwork to house supplements and a built-in vegetable drawer and herb garden.

The sleek kitchen will also have an ergonomic dishwasher to mitigate low back pain when unloading and a sizable butler pantry to store appliances and non-perishable food items.

A self-care space will also be integrated into the units through zen meditation nooks with yoga mats and meditation zafus, as well as an optional roll-out connected device closet containing a Mirror fitness screen and Peloton.

The wellness experience will continue into the spa-like primary bathroom with a whirlpool tub and Dornbracht lymph spa waterfall shower with a heated stone bench, spine jets and bench jets.

In addition, full-body red light therapy will be built in around the primary vanity to offer wrinkle-reducing and pain-healing therapy at the flip of a switch while owners' towels warm on their built-in warming bar.

While not relaxing in their homes, residents will be able to catch panoramic tropical landscapes from the relaxing cabanas by the rooftop pool, which will use low chlorine.

Additional amenities in the residences will include a peaceful tea lounge, private boardroom and private residents’ gym with state-of-the-art equipment.

Wellness and fitness centre
The Well Bay Harbor Islands’ state-of-the-art wellness and fitness centre will invite residents, members and office tenants to rewind, reset and recharge.

Facilities will include a caldarium, a vitality pool, a saunarium, a halotherapy steamroom, The Well Robe Bar and an infrared and sound dome which will combine the benefits of infrared heat with therapeutic sound therapy.

Traditional spa rituals in the facility’s treatment rooms will draw from Eastern healing traditions and cutting-edge science, ranging from lymph drainage massages and integration massages to hyper-customised facials.

A Fitness Movement Space and Mindful Movement Studio will also host a calendar of both intensive and meditative sessions, such as pilates, meditation and yoga.

Biophilic design
Envisioned by design firm Meyer Davis, The Well Bay Harbor Islands will feature an intuitive biophilic design with inspiration from water, sand and sun.

Embracing details that reflect innate connectedness, Meyer Davis will incorporate curvilinear forms in the walls and walkways to encourage energy flow while tranquil water features will be ubiquitous for calming sound effects and ultimate relaxation.

With wide hallways and ceiling heights for an open-air concept, the natural landscape of Miami will be captured through earthy tones with warm wood beams, tumbled stone floorings and chukum columns.

Public spaces will also be decorated with neutral custom furniture and lush plants to create a sense of healing and comfort.

Luxury Wellness Office
The Well Bay Harbor Islands will unveil 98,420sq ft of luxury office space where tenants will be able to individually design their spaces to fit their needs and help prioritise employees’ physical and mental health with ease.

The office will be home to a social lobby featuring a cosy cafe with comfortable lounge areas, where coffees, juices and snacks will be able to be enjoyed and ordered via text.

For an outdoor work experience, tenants will have access to greenhouse-style work pods as well as a rooftop with outdoor meeting areas and community gardens. The rooftop space will also feature a raised platform multi-function studio with quality speakers for outdoor fitness classes and programming.

Therapeutic showers located at the rooftop’s bathrooms will be further available for use after workout sessions in addition to The Well Locker, equipped with the latest wellness recovery technology and gadgets, including Theraguns, red light facial masks and more.

Services and benefits
Residents of The Well Bay Harbor Islands will be able to enjoy a variety of luxury services including a dedicated concierge, both in-person and via text platform, organic toxic-free home cleaning service and local Community-Supported Agriculture (CSA) services for fresh and organic produce.

Residents will also have special access to a calendar of curated events and lectures on site, a weekly fresh juice programme and prepared meals for families and private outdoor and indoor classes.

Additional benefits will include complimentary memberships to The Well Bay Harbor Islands, annual health coaching sessions for residents and their families to create individualised health plans and exclusive perks at The Well locations in New York City, Connecticut, Costa Rica and Los Cabos, Mexico.
